Installing Metal Roofing

If you plan on installing a metal roof on your home then their are some things you should consider before beginning the project. Oftentimes people ask, "What is the best type of metal roof on the market?" 

The answer is not that simple. If someone replies with an instant response, chances are they are only trying sell you a product and don't have your best interests in mind.
In order for the question to be answered you must consider a few important things:

1. What type of climate will the roof be exposed to? (dry, hot, cold humid, near the ocean)

2. What potentially damaging weather conditions will my roof be exposed to? (snow, excessive heat, hail, excessive rain)

As you can see there are many things to consider. Questions 1 and 2 are important because lets say for example that you live near the ocean.  The effects of salt in air will rust steel in a few short years. Most manufacturers will void a material warranty if the roof is installed to close to the ocean. On the other hand copper and aluminum does not rust so that may be a better choice near the ocean. Know how the roofing material is rated against damaging hail,  heavy snow buildup, extreme high temperatures and high winds. Each type of metal roofing has benefits and drawbacks in handling these conditions. Also, be sure to read the small print in the warranty and contact the manufacturer directly instead of taking the contractors word for it. 

3. How long do I want the roof to last and look esthetically appealing?

Compared to the 5-10 year lifespan of an asphalt roof, metal roofs can last from 50 -100 years with a proper installation.  The type of finish on the product will determine how long the roof looks good.  Metal roofing comes in a variety of different finishes and textures. Certain types of finishes such as PVDF resins can last as long as 30 years. Kynar/Hylar is one type of resin that offers superior color retention and U-V light protection. Be sure to check with the manufacturer and do research to determine the best type of finish for your metal roof. Most types of finishes will only look good for 5-10 years. 

4. What is my budget?

A metal roof installation will typically cost 3 to 5 times more than an asphalt shingle roof for example. However, the lifetime value of a metal roof and the potential energy savings will make it a smart choice if the cost of the materials and installation is in your price range.


5. What type of metal do I want? (copper, steel, aluminum, stainless steel, brass)

6. What type of look do I want my home to have?

This is where you need to be careful. Many contractors will offer a wide variety of different eye catching styles such as metal shake, metal shingle/slate, tiles, vertical panel etc.  People get their heart set on a look without thinking about the quality. Just because a metal roof looks good doesn't mean that it is a quality metal roof that is going to last.  You have to take all of the above into consideration, climate, type of metal and finishes.
